If a mortgage company pays your taxes from escrow, the bill you receive is for your records; the Trustee sends tax information to lenders on request. County taxes can be paid online, by mail to P.O. Box 2751, Memphis, TN 38101, in person at 157 Poplar Ave. or a Trustee branch, or monthly through the Trustee’s ManagedPay plan. The Trustee’s site lists a $1.50 e-check fee and a 2.6% card fee, charged by the processor.

The two rates

Tennessee assesses a home at 25% of its appraised value (commercial and industrial property at 40%, business personal property at 30%). Each rate is then applied per $100 of that assessed value.

Taxing body Rate per $100 of assessed value
Shelby County, 2026 (general fund $1.252382, schools $1.16, debt service $0.29) $2.702382
Town of Collierville, FY27 $1.62
Total for a Collierville home $4.322382

The county rate fell from $3.39 in 2024 to $2.69 in 2025, and was set at $2.702382 for 2026:

Line chart of the Shelby County property tax rate outside Memphis from 2016 to 2026, in dollars per $100 of assessed value: 4.37 in 2016, 4.11 in 2017, 4.05 from 2018 to 2020, 3.45 in 2021, 3.39 from 2022 to 2024, 2.69 in 2025 and 2.702382 in 2026.

The Town of Collierville kept its rate at $1.62 when the Board of Mayor and Aldermen adopted the FY27 budget on June 8, 2026. The same budget added a $5 monthly street infrastructure fee on utility bills and raised the sanitation fee to $32 a month.

How the bill is figured

The town’s own worked example uses a $100,000 home: assessed at 25%, or $25,000; divided by 100 is 250; times $1.62 is $405 a year to the town. The same home pays the county 250 x $2.702382, or about $676.

The Census Bureau puts the median value of an owner-occupied Collierville home at $458,300 (2019-2023 American Community Survey). Before any relief, that home’s taxes work out like this:

  • $458,300 x 25% = $114,575 assessed value
  • County: 1,145.75 x $2.702382 = about $3,096
  • Town: 1,145.75 x $1.62 = about $1,856
  • Together, about $4,952 a year

Your bill depends on your appraised value; look it up on the Trustee’s tax look-up.

Relief for seniors, disabled owners and veterans

The Trustee runs two programs for older, disabled and veteran homeowners:

  • Tax freeze: homeowners 65 or older by Dec. 31, 2026, living in the home, with total income for the owner, spouse and everyone on the deed under $63,470 for 2025. A new applicant’s 2027 taxes are frozen at the 2026 amount. Applications must be postmarked by April 5, 2027.
  • Tax relief: a state payment toward part of the tax for qualifying seniors, disabled owners, disabled veterans and certain surviving spouses. The Trustee lists a maximum of $227 for elderly and disabled owners and $1,182.30 for disabled veterans. It is a refund, not an exemption; the bill still has to be paid.

Call the Trustee at 901-222-0200 to apply for either one.

How to appeal your value

  1. Ask for an informal review. The Shelby County Assessor of Property (901-222-7001) will review an appraisal or classification at any time.
  2. Appeal to the Shelby County Board of Equalization by June 30 of the tax year (901-222-7300). Miss the deadline and you can lose your right to appeal.
  3. Appeal to the Tennessee State Board of Equalization within 45 days of the county board’s decision, using the form on the Tennessee Comptroller’s site.

What this means for you

  • Two bills, two offices: the county bill goes to the Trustee, the town bill to Town Hall.
